Most frequently violated MLS Rules:

Section 1.17 Data/Image Input Requirements

All listings entered into the MLS database must have an exterior front view photo of the existing property as the main view photo field except where sellers expressly direct that photographs of their property not appear in MLS compilations. For new construction, an exterior front view photo, artist rendering, similar photo or professional sketch is acceptable. At least one (1) of the required digital images must be an actual photo of the listed property.

How to avoid violation: Set Main Photo to be exterior front-facing.

 

Section 1 . 1 8 Digital Images (Pictures)

Digital Images and photo description text shall not contain real estate signs. Only images of the listed property or relating to the property are permitted. Decorative borders/edging or descriptive text are not allowed. Solid black or white bars at the top and bottom OR left and right are allowed when necessary to maintain proportions. Digital Images previously submitted by a Participant may not be used by other Participants on subsequent listings, without written authorization.

How to avoid violation: Avoid uploading photos with real estate signs, watermarks, promotional materials, logos or stationary. 

 

Section 1 . 1 9 Data Requirements

b) Owner’s Name field – allows the following information: The Owner’s Names per listing agreement or if listing is Real Estate Owned (REO) or Corporate Owned, “owner of record” is allowed.

 

Note 1: If Seller does not wish to disclose their name and listing is not indicated as REO or Corporate Owned, a letter from the Seller and/or a copy of the listing agreement is required to be submitted to the board office if the owner name is not to be disclosed. In addition, comments in the Agent Remarks should reflect the owner name is not disclosed per the seller(s) and/or the listing agreement request.

 

Note 2: It is the responsibility of the Participant or User to check each new listing change to see if it has been entered correctly.


c) Detail on Listings Filed with the Multiple Listing Service by the listing broker, shall be complete in every detail which is ascertainable as specified on the property data form. i) Accurate information shall be information relevant to the promotion of the property and shall not include listing office/agent promotion.


ii) Contact information of any kind and/or promotion shall not be contained in public fields of the data or digital imagery to include photos and virtual tours. Virtual tours uploaded to the MLS must be non-branded.

How to avoid violations: File owner's name properly. Avoid uploading photography with watermarks or promotional content. 

 

Section 1.4 Change of Status of Listing

Any change in listed price or other change in the original listing agreement shall be made only when authorized in writing by the seller and shall be filed with the service within two (2) business days (excepting weekends, holidays, and postal holidays) after the authorized change is received by the listing broker.

How to avoid violation: Update listing statuses (Option, Pending, Back-On-Market) within 2 days of listing's changes.

 

Section 2.5 Reporting Sales to Service

Status changes, including final closing of sales and sales prices, shall be reported to the multiple listing service by the listing broker within 48 hours after they have occurred. If negotiations were carried on under Section 2 a. or b. hereof, the cooperating broker shall report accepted offers and prices to the listing broker within 24 hours after occurrence and the listing broker shall report them to the MLS within 48 hours after receiving notice from the cooperating broker.

How to avoid violation: report sales within 2 days
